What the company is

The company owns property and holds it. It buys, it lets, it repairs and improves what it owns, and now and then it sells. Its interest in any transaction is as principal — the owner on the title, the landlord on the tenancy, the buyer or the seller in a sale.

Because it holds rather than trades constantly, its decisions about a building tend to be long ones. The company is answerable for the state of what it owns and for the agreements it signs, and it puts those agreements in writing.

How it works

  • Property is bought and registered in the company's own name
  • Letting is done by the company direct to the occupier, on written terms
  • Repair and improvement of what it owns are arranged by the company itself
  • Purchases and sales are made as principal, on the company's own account
  • The company answers its own correspondence, by telephone, email or post

Residential and commercial

The residential holdings are ordinary buildings on ordinary streets — houses, flats formed within older houses, and flats in purpose-built blocks — held to be lived in and let on written tenancies. The commercial holdings are let to businesses on written leases, and the mix of use, the length of the term and the repairing obligations differ from one building to the next. In both cases the landlord and the owner are the same party.
